We build and run operational systems for independent London estate agencies. We don't take on chains. We don't take outside investment. We stay small so we stay good.

The philosophy

Why we work the way we work.

Most consultancies grow by selling the same solution to more clients. We grow by going deeper into fewer clients. That means we take on a limited number of agencies at any one time and we stay close to each one.

We don't have a sales team. We don't have account managers. When you work with AI Partner Solutions, you work with the people who built your system. That is not a startup pitch — it is a deliberate operating choice that we protect as the business grows.

We don't work with corporate chains. Not because we couldn't, but because the economics and incentives of a multi-hundred-branch corporate are different in ways that would change what we are. Independent agencies operate on trust, local knowledge, and reputation. So do we.

Why this exists

Independent agencies are worth saving.

The independent estate agency is one of the few genuinely local businesses left in London. It knows its patch in a way no portal algorithm does. It builds relationships across years, not transactions. When one closes, the neighbourhood loses something real.

The pressures closing them are operational, not strategic. Regulation is tightening — the Renters' Rights Act, AML obligations, Right to Rent compliance — and the compliance burden now falls on principals, not junior staff. Meanwhile, the portals, the aggregators, and the corporate chains operate at scale that makes 24/7 response trivial for them and impossible for a five-person office.

We built AI Partner Solutions to close that gap. Not with software licences the principal has to learn. With systems we build and run — so the agency gets the capability without the overhead.

The founder

Who is behind this.

Donald Dominko

Founder, AI Partner Solutions

Donald is a software engineer with over two decades of experience in enterprise systems, blockchain, and applied AI. His engineering career began in 2001 at S&T Slovenija and Mobitel, building CRM systems and technology frameworks for one of Slovenia's largest telecoms operators.

In 2009 he co-founded Artaris Blockchain, an early entrant into distributed-systems research. He is the creator of Cognitive Runtime, a multi-agent AI orchestration platform built around a single thesis: production AI should be auditable, reproducible, and treated as a system rather than a conversation.

AI Partner Solutions is where that engineering discipline meets a market that needs it. Independent agencies are operationally strong but under-served by the tools available to them. That gap is exactly the kind of problem worth solving.

The name

Why “AI Partner”.

Not because it sounds good. Because it describes the relationship accurately. We are not a vendor selling you a product. We are not a consultant who delivers a report and leaves. We run the systems we build, which means our commercial interest is aligned with yours: if the system stops working well, we notice before you do.

“Solutions” is not a corporate filler word here. It refers to the thing we actually deliver: a complete, running solution — not a recommendation, not a licence key, not a handover document. The system is live, monitored, and maintained by the people who built it.
